Asbestos Inspections

There are 4 inspection types;

All our inspections are carried out to a high standard in accordance with HSG 264 Asbestos: The Survey Guide. Our diligent inspectors take great care in providing all the necessary data on materials inspected including those that do not contain asbestos. This minimises future costs for analysis and prevents delays on projects.

Asbestos Management

If you have a non-domestic property built before 1999, this inspection enables you to meet the legal Dutyholder requirements. These inspections relate only to accessible areas without causing major destruction or disturbance. Asbestos Management Inspections are designed to meet Regulation 4, which lists eight criteria that needs to be complied with. Our inspections deal with six of these, all you need to do is implement the recommendations and monitor ACMs every 6-12 months.

Refurbishment and Demolition

This inspection is designed to locate any hidden asbestos before altering, dismantling or disturbing any building fabric, plant, equipment or old objects. During Refurbishment and Demolition Inspections, hidden areas are carefully opened up to confirm if asbestos is present and therefore reduce the risks of exposure. Regulation 5 states that: “The Employer shall not conduct any works in demolition, maintenance or any other work, which exposes or is liable to expose their employees” This regulation also requires the employer to assume that asbestos is present unless there is sufficient evidence to prove otherwise.

Re-Inspections

Kadec will contact you when any re-inspections are due in order to fulfill your obligations, and if required, re-inspect the ACMs and update all report information for you. Regulation 4 (b) (9) & (10) ACoP Guidance for the Control of Asbestos Regulations 2006 requires: “as a minimum, the material should be checked every 6 – 12 months even if it is in good condition and not going to be disturbed, as it may for example be accidentally damaged.”

We also offer a five year fixed price re-inspection quotation to secure your asbestos management budgets, and ensure full legal compliance in the future. This ensures your basic asbestos information for the premises is continuously updated when necessary, without disrupting your daily services. Preventative measures should be designed and implemented to minimise the risks of exposure and disturbance of known ACM locations. These include periodic checks to ensure that the control measures are working correctly, and that people are fully aware of what they should be doing to comply with regulations.
